Various GSA – Buffalo
Various GSA – Buffalo, a 267,766-square foot multi-tenanted Class A office building completed in 2004, is primarily occupied by two federal agencies: the Department of Veterans Affairs (VA) and the Internal Revenue Service (IRS). It also houses one of the National Labor Relations Board’s 26 regional offices. The U.S. Government leases 94% of the 100% leased building.

Various GSA – Chicago
Various GSA – Chicago, a multi-tenanted office building fully renovated in 1999, is strategically located next to Chicago O’Hare International Airport and serves as the Federal Aviation Administration’s (FAA) Great Lakes Regional Office, which oversees operations in eight states. The U.S. Department of Agriculture (USDA) also maintains a presence within the facility. The 239,331-square foot building is 96% leased.

Various GSA – Clarksburg
Various GSA – Clarksburg serves as a multi-tenanted federal center for various federal tenants within the market area, including the FBI, DEA, SSA, Offices of the U.S. Attorneys, and Small Business Association (SBA). This 100% leased 63,760-square foot build-to-suit facility was constructed in 1999 and serves the five tenant agencies through a single GSA lease.

Various GSA – Cleveland
Various GSA – Cleveland, a three-story renovated-to-suit facility for the U.S. Department of Homeland Security (DHS), was renovated in 2016 and 2021 and is leased to several key agencies within the U.S. Government. Immigration and Customs Enforcement (ICE) occupies 66% of the building under a 15-year lease that does not expire until August 2031. The National Weather Service (NWS) occupies 15% of the building under a 20-year lease that does not expire until September 2040. Finally, the VNA Health Group (VNA), occupies 19% of the building under a 10-year lease that does not expire until December 2028. Several key functions are housed within this facility, including ICE’s department of Homeland Security Investigations (HSI), which is responsible for investigating criminal organizations and terrorist networks. Various GSA – Cleveland also serves as the NWS’s Cleveland Weather Forecast Office.

Various GSA – Portland
Various GSA – Portland, a Class A trophy multi-tenanted asset, was built in 2002 and is strategically located within Portland’s Central City Plan District along the MAX light rail system. The 225,057-square foot facility is occupied by tenants such as the USDA, U.S. Army Corp of Engineers (ACOE), Federal Bureau of Investigation (FBI) and the Bureau of Alcohol, Tobacco, Firearms and Explosives (ATF). This facility has achieved Energy Star Certification.

USCG – Martinsburg
Constructed in 2007 as build-to-suit facility for the U.S. Coast Guard, this LEED Silver certified building houses the National Maritime Licensing and Documentation Program — the only such facility in the country — and supports approximately 300 employees. The Coast Guard maintains a strong presence in Martinsburg, which is also home to the National Vessel Documentation Center and Operations System Center.

Lummus Corporation
Lummus Corporation is the world’s leading full-line supplier of machinery and replacement parts for the cotton ginning industry. The Lubbock site, home to Lummus’ largest sales hub and primary parts manufacturing facility, is located less than 7 miles from Preston Smith International Airport and the main campus of Texas Tech University.

NARA – Broomfield
NARA – Broomfield, a 161,730 leased square foot build-to-suit warehouse constructed in 2012, serves as the new Federal Records Center (FRC) in the Denver metropolitan area. NARA – Broomfield is 100% leased to the General Services Administration (GSA) on behalf of NARA pursuant to a 20-year lease, which does not expire until May 2032. NARA – Broomfield is one of 18 facilities strategically located throughout the country, and holds permanent and temporary records created by Federal agencies and courts across seven states. To ensure the preservation of these important documents, the facility was specifically constructed to the exact needs of the National Archives, providing for optimal environmental controls and to maintain certain set points for both temperature and humidity.

NPS – Omaha
NPS – Omaha houses the National Park Service’s Midwest Regional Headquarters and serves as a visitor center for the Lewis and Clark National Historic Trail. Established in 1916, the National Park Service, an agency within the Department of Interior, serves as the steward of public natural and cultural resources of national significance. The NPS has responsibility for 411 park units (e.g., national parks, monuments and battlefields). Its mission is the preservation of these resources for the enjoyment, education and inspiration of this and future generations.

NWS – Kansas City
NWS – Kansas City, a 94,378 square foot build-to-suit facility, was originally constructed in 1998 then substantially renovated in 2020 and is 100% leased to the General Services Administration (GSA) on behalf of the National Weather Service (NWS) in Kansas City, Missouri.
NWS – Kansas City serves as the Central Region Headquarters for the NWS, one of six regional offices strategically located throughout the country. NWS manages all operational and scientific meteorological, hydrological, and oceanographic programs for the region including observing networks, weather services, forecasting, and climatology and hydrology. This facility also helps to monitor these services and adjust resources for most effective weather and warning services possible. NWS – Kansas City houses the Aviation Weather Center, one of nine centers located throughout the country.
NWS – Kansas City includes highly specialized features such as a radar tower, a secure satellite field, a full building generator, and some of the most advanced technology in weather forecasting and advanced computer equipment, including Doppler radar and the Automated Surface Observation System.

PTO – Arlington
The 189,871-square-foot PTO – Arlington property serves as a satellite location to PTO’s campus headquarters in Alexandria, Virginia. PTO is consolidating its Judiciary Branch to this location, where judges review and offer rulings on patent infringement. The property includes a six-story garage with 763 spaces.

HSI – Orlando
HSI – Orlando is a 27,840 square foot facility 100% leased to Homeland Security Investigations (HSI), the principal investigation arm within the Department of Homeland Security (DHS), with a 15 year lease that does not expire until March 2036. The agency maintains operations in 235 cities nationwide and maintains an international presence that spans over 90 offices in more than 50 countries. HSI – Orlando also houses the Central Florida Intelligence Exchange, which is an all crime and all hazards fusion center, supporting nine countries with on-site staffing from multiple federal, state and local agencies.

CA – Anaheim
CA – Anaheim is a 95,273 leased square foot Class A workers’ compensation adjudication and training facility located in Anaheim, California and 100% leased by tenant agencies of the State of California (S&P: AA-). This public-facing facility is equipped with court hearing rooms as well as training rooms for furthering employment opportunities. The government tenants have demonstrated their need of the space with a lease renewal exercised post-pandemic and includes expanded tenancy within the facility.

DHS – Atlanta
DHS – Atlanta is 97,969 leased square foot facility primarily occupied by two branches of U. S Department of Homeland Security (DHS) and is located in Atlanta, Georgia. DHS – Atlanta is a 93% leased facility that recently underwent an extensive renovation in 2023 for the beneficial use of the Transportation Security Administration (TSA) and U.S. Customs and Border Protection (CBP). The two tenants recently executed leases that provide for occupancy of up to 15 years through 2038.
Located in close proximity to the highly trafficked Hartsfield-Jackson Atlanta International Airport, the facility provides a strategic advantage for its underlying U.S. Government tenants. Within the facility, the TSA leased 44,075 square feet while the CBP leased 29,737 square feet. An additional 17,373 square feet is occupied by a private tenant. Both U.S. Government tenants required specialized buildouts, including space for the TSA to install an airplane training fuselage approximately 50’ by 18’ in size, to support its missions.
Easterly’s acquisition value was predicated on the current leased square footage of the property. DHS – Atlanta currently has an additional 6,784 square feet available for future leasing.
