The majority of the building is leased to USCIS through 2042.

The property serves the USCIS as the National Benefits Center (NBC). With approximately 1,700 NBC USCIS employees and government contractors operating from USCIS – Kansas City, the NBC processes applications from every U.S. state and territory for different immigration benefits, including the authorization for employment, travel abroad, permanent residency, and naturalization. The NBC’s primary function is to prepare the case files for eventual adjudication for more than 85 field offices nationwide.

Acquired in October 2019, USCIS – Tustin is a single tenant, 66,818-square foot U.S. Citizenship and Immigration Services (USCIS) facility located in Tustin, California. A LEED Certified office building, it is 100% leased to the General Services Administration (GSA) for the beneficial use of USCIS. USCIS, an important agency within the U.S. Department of Homeland Security (DHS), performs many of the nation’s critical immigration duties, including processing and adjudicating various immigration matters, including applications for work visas, asylum, and citizenship. The government signed a 15-year lease for the building, which expires in 2034. This facility has achieved an Energy Star certification.
