Immigration and Customs Enforcement

ICE – Orlando is 49,420 square foot facility 100% leased to the U.S Immigration and Customs Enforcement and located in Orlando, Florida. The asset helps facilitate the agency’s mission to enforce immigration laws and conduct criminal investigations to preserve national security and public safety. ICE – Orlando features a 20-year lease which does not expire until August 2040.

The ICE – Otay building is located less than a half mile from the Otay Mesa Land Port of Entry. Out of six LPOEs in California, this border crossing is second in terms of total border-crossing volume and is the busiest truck crossing on the California/Mexico border. The building is well-appointed and is fitted with specialized security features for federal tenants executing highly important national security functions.

The ICE – Albuquerque building is a build-to-suit facility completed in 2011, and is leased to the General Services Administration on behalf of Immigration and Customs Enforcement until January of 2027. ICE, the largest investigative arm of the Department of Homeland Security, is tasked with enforcing the U.S. border control, customs, trade and immigration laws. The property, in operation 24/7, houses both the Homeland Security Investigations (HSI) and the Enforcement and Removal Operations (ERO) directorates. The property was built to the specific needs of ICE and includes crash-barrier-grade perimeter fencing, a guardhouse, holding cells, a fenced sally port and a forensics lab. This facility has achieved an ENERGY STAR Silver certification.

A modern, Class A office building that was completed in 1994 and renovated in 2012, it includes significant tenant-specific improvements including detention cells, sally port, secured entrance and parking and tech-service gauge bays. The interior is LEED Silver certified.

ICE – Dallas is a 135,200 square foot facility primarily leased to the U.S. Immigration and Customs Enforcement Office of the Chief Information Officer (OCIO) and Office of Human Capital of the U.S Immigration and Customs Enforcement (ICE), located near Dallas Texas. The asset will help facilitate the OCIO’s mission critical IT initiatives to modernize ICE’s IT systems and adapt and conform to modern IT management disciplines. Two additional triple net (NNN) private tenants occupy the remaining 95% leased space and feature annual lease escalations.

ICE – Louisville is a LEED Silver, build-to-suit office facility completed in 2011. The 17,420 leased square foot office helps with the agency’s core mission of enforcement of federal laws governing border control, customs, trade and immigration. While this requires significant ICE assets near the border, the majority of immigration enforcement work for ICE takes place in the country’s interior. The facility features secure perimeter fencing, secure parking, redundant power and an underground vault.
