Since 2017, Easterly Government Properties has owned state-of-the-art build-to-suit outpatient facilities that serve the nation’s surrounding veteran population and their wide array of unique medical needs. Ranging from primary care, mental health, dental, prosthetics, and specialized services including imaging, CT, MRI, occupational therapy, neurology, physical therapy, Easterly serves as a proud landlord to the VA. Easterly helps ensure the facilities are well maintained and meeting the everyday needs of the medical professionals and staff, allowing them to deliver advanced care to our nation’s heroes.

VA – Loma Linda
VA – Loma Linda, one of the premier assets in the VA health system, is a rentable 327,614-square-foot state-of-the-art ambulatory care facility that provides a comprehensive solution for the outpatient needs of U.S. veterans. The VA’s second largest outpatient facility, VA – Loma Linda sits on a 37-acre site, two miles northeast of the federally owned Jerry L. Pettis Memorial VA Center, within a metropolitan area that includes the largest concentration of U.S. veterans in the country. This LEED Silver build-to-suit construction, completed in 2016, is 100% leased to the U.S. Government through May 2036 for a total initial, non-cancelable lease term of 20 years.

VA – Lubbock
As part of a 10-building portfolio acquisition, VA – Lubbock is a 120,916 leased square foot facility that was completed in December 2020 and is subject to a 20-year firm term lease that does not expire until December 2040. This state-of-the-art facility is located on the Texas Tech medical campus and is designed to serve over 300,000 veterans in the surrounding area. VA – Lubbock, a Two Green Globes® Certified facility, sits on a 14.5-acre site and features an ambulatory surgery center as well as general health, dental, audiology, ophthalmology, MRI, radiology, pharmacy, lab, physical therapy, and mental health services.

VA – Marietta
VA – Marietta is a 76,882 square foot outpatient facility leased through its joint venture (“JV”) to the Department of Veterans Affairs (VA). Located in Marietta, Georgia, VA – Marietta is the sixth property to be acquired in the previously announced portfolio of the 10 properties 100% leased to the VA under predominately 20-year firm term leases (the “VA Portfolio”).

VA – Mobile
VA – Mobile is a 79,212-square foot Department of Veterans Affairs (“VA”) Outpatient Clinic in Mobile, Alabama and is part of the Gulf Coast Veterans Health Care System. The roughly 13-acre campus is a build-to-suit outpatient clinic completed in 2018 and is subject to an initial 15-year non-cancelable lease term that expires in December 2033. The facility provides a wide range of medical and ancillary services including primary care, mental health services and laboratory services helping to address the needs of the approximately 54,000 veterans in the surrounding region.

VA – Orange
VA – Orange is a 56,330-square foot outpatient facility located in Orange, CT. This state-of-the-art facility, completed in 2019, serves as the home for a multitude of services and programs, including: primary care, mental health care and intensive case management services, team vocational services, psychosocial recovery rehabilitation center (PRRC) treatment programs, health wellness programs, health psychology and dietetics, outpatient addiction recovery services, a substance abuse day program and peer support services. VA – Orange also houses various national VA programs including the National Center for PTSD Clinical Neurosciences Administration Division and the Pain, Research, Informatics, Medical Comorbidities and Education (PRIME) Center.
VA – Orange also benefits from its close proximity to an existing VA Hospital Campus. This build-to-suit outpatient facility is subject to an initial, non-cancelable lease term of 15 years and has achieved Green Globe standards.

VA – Phoenix
At 257,294 leased square feet, VA – Phoenix is one of the nation’s largest VA outpatient facilities and among the largest in Easterly’s portfolio. With a 20-year lease term and Two Green Globe® Certifications, this five-story facility serves half a million veterans – one of the largest outpatient mental health clinics in the region – with multispecialty and telehealth clinics, an education center, pathology, and imaging.

VA – San Antonio
VA – San Antonio, one of the largest assets in the VA Portfolio, is a 226,148 leased square foot facility leased under a 20-year firm term lease. Sitting on an over 25-acre site, this facility serves as a consolidation of existing services from multiple clinics throughout the region. The three-story facility has six Patient Aligned Care Team (PACT) modules serving 128 exam rooms. The facility offers general and mental health, surgery, imaging, lab, a pharmacy, and CT/MRI services to the area’s approximately 150,000 veterans. This facility has achieved Two Green Globes® Certifications.

VA – San Jose
Acquired in July 2018, the 90,085-square foot Department of Veterans Affairs (“VA”) San Jose Community-Based Outpatient Clinic (“VA – San Jose”) was completed in the first quarter of 2018. VA – San Jose, part of the VA Palo Alto Health Care System, is an outpatient clinic and state-of-the-art facility, leased to the VA for an initial, non-cancelable lease term of 20 years through February 2038. The advanced facility consists of medical clinic and administrative space distributed over three floors. Services performed at VA – San Jose include primary care, mental health care, women’s health, audiology and speech pathology, podiatry, optometry and dermatology. The VA also promotes the use of group classes and instruction by incorporating state-of-the-art training and patient education spaces throughout the facility.

VA – South Bend
VA – South Bend provides outpatient services, including primary medical care, mental health care, audiology, optometry, radiology, cardiology, pulmonology, podiatry, urology and gastrointestinal endoscopy to thousands of veterans located throughout several surrounding counties. VA – South Bend is a relocation of an older VA clinic in South Bend and is four times larger than the VA facility it replaces. This state-of-the-art facility is staffed with approximately 190 VA employees. The VA estimates this facility will see 12,000 patients in its first year of operation, 14,000 patients in its second year of operation, and 16,000 patients in its third year of operation. Following the trend of newer VA facilities, the property will be in close proximity to the St. Joseph Regional Medical Center, a recently constructed $350 million 254-bed facility.
VA – South Bend was completed in late 2017 and is 100% leased to the VA for an initial, non-cancelable term of 15 years. VA – South Bend has achieved a LEED Silver certification for healthcare.

VA – Birmingham
VA – Birmingham serves as a Mental Health Clinic that provides enhanced services not previously offered due to lack of space in the former VA medical center. VA – Birmingham is subject to a brand-new 20-year lease that commenced in November 2021. This two-story, 77,128 leased square foot facility with pending Two Green Globes® Certification sits on 6.5 acres and serves approximately 25,000 veterans in the surrounding region.

VA – Charleston
Easterly has acquired a 97,718-square foot Department of Veterans Affairs (VA) Consolidated Mail Outpatient Pharmacy (CMOP) in North Charleston, South Carolina (“VA – Charleston”).
VA – Charleston, a single story warehouse, is one of seven regional CMOP’s for the VA that are strategically located throughout the country. This highly automated Class A warehouse, with two Green Globe certifications, resides on an 8.6 acre site and includes an expansive production floor, a concrete truck court featuring eight dock positions and one oversized drive-in door, generous column spacing of 50’ x 50,’ 22,412-square feet of office space.
Services offered at this facility include the filling, packaging and distribution of prescription medicine for veterans residing within this CMOP’s regional territory. Notably, VA – Charleston is only one of two CMOPs nationwide that has been authorized to handle the distribution of controlled substances. The VA has demonstrated its long-term commitment to this location through the execution of a non-cancelable 20-year lease that does not expire until the end of September 2040 and has heavily invested in this facility with a number of service-enhancing capital improvements.

VA – Chattanooga
VA – Chattanooga is a 94,566 leased square foot Class A facility that was completed in November 2020 and is subject to a 15-year firm term lease that does not expire until November 2035. This VA facility replaced and doubled the size of an existing clinic and currently serves over 25,000 veterans in the surrounding area.
Located on a 17-acre site, this Two Green Globes® Certified facility offers audiology, imaging, pathology, lab, dental, and mental health services.

VA – Chico
VA – Chico is a built-to-suit 51,647-square foot Department of Veterans Affairs (“VA”) Outpatient Clinic in Chico, California. The facility was completed in mid-2019 and provides a wide range of medical and ancillary services including primary care, audiology, laboratory services, mental health, nutrition, otolaryngology (ENT), a pharmacy, social work and women’s health. This state-of-the-art facility is part of the Northern California Health Care System and was awarded a LEED healthcare Silver certification. VA – Chico is leased to the VA for an initial, non-cancelable lease term of 15 years until June 2034.

VA – Columbus
VA – Columbus is a 67,793 square foot outpatient facility with two Green Globes® Certifications that offers an enhanced range of services to the approximately 30,000 surrounding veterans that reside close to the Georgia-Alabama state line. With a 20-year noncancelable lease that does not expire until 2042, VA – Columbus is the seventh property to be acquired of the 100% build-to-suit, fully leased VA Portfolio that is entirely comprised of state-of-the-art, Class A Green Globe® Certified facilities.

VA – Corpus Christi
VA – Corpus Christi, one of the largest assets in the VA Portfolio, is a 69,276 leased square foot outpatient facility leased to the Department of Veterans Affairs (VA) under 20-year firm term lease. VA – Corpus Christi is the ninth property to be acquired in the previously announced portfolio of 10 Properties 100% leased to the VA.

VA – Golden
Acquired in May 2018, the 56,753-square foot Department of Veterans Affairs (VA) Facility in Golden, Colorado is leased to the VA for an initial 15-year lease, which expires in September 2026. VA – Golden houses holistic supply chain management for the VA National Hearing Aid and Telehealth Programs and supports VA and Government agencies with professional acquisition and logistical services. VA – Golden manages the distribution of critical commodities such as hearing aids, hearing aid accessories, cochlear implants, assistive devices, batteries, prosthetic socks, orthotic soft goods, aids for the visually impaired, and telehealth messaging hubs and peripherals. VA – Golden also houses the VA’s only hearing aid repair program by providing eligibility verification, problem diagnosis, hearing aid programming retrieval, cleaning, repairs, vendor management, and quality control.

VA – Indianapolis
VA – Indianapolis is a build-to-suit outpatient clinic that was completed in 2021 and was acquired by Easterly Government Properties in November 2021. The building has achieved a Two Green Globes® certification and provides a wide range of medical and ancillary services including but not limited to primary care, mental health, audiology, optometry, dermatology, radiology, and prosthetics. The facility is leased to the Department of Veterans Affairs (VA) for an initial, non-cancelable lease term of 20 years.

VA – Jacksonville
A 193,100 leased square foot outpatient facility leased to the Department of Veterans Affairs located in Jacksonville, Florida. VA – Jacksonville was the final property acquired in the previously announced portfolio of 10 properties 100% leased to the VA under predominately 20-year firm term leases. VA – Jacksonville supports veterans within the surrounding region through primary and specialty healthcare services including prosthetics, physical therapy, occupational therapy, traumatic brain injury treatment, and rehabilitation medicine. The facility also features a domiciliary which provides housing to veterans who are otherwise homeless, require substance abuse treatment, or need additional full-time care. Over 1.4 million veterans reside in the State of Florida, representing the third largest veteran population in the nation.

VA – Lenexa
As part of a 10-building portfolio acquisition, VA – Lenexa is a 31,062 leased square foot facility that was delivered in May 2021 and is subject to a 20-year firm term lease that does not expire until May 2041. This Class A VA outpatient facility offers primary and specialty care, including audiology, dental services, pathology and lab services, as well as radiology. This facility has achieved Two Green Globes® Certification and serves over 150,000 veterans in the surrounding region.
